What does it mean to sell my house for cash?

We need to sell our house quickly due to relocation. I’ve contacted a couple of those websites that offer to buy your house no matter the condition for cash. My house is in great condition and we know we’re going to take a hit financially whether we try to sell it the ‘old fashioned’ way or otherwise (we’ve only had it a year and homes don’t appreciate well here, even with a good market). My questions are these: What are the pros/cons of selling for cash? How do I pay off my mortgage if I get ‘cash’? Will it affect my credit? Will I take a hit from the IRS? We really need to be out of here in about 5 weeks. Our house has been on the market now for about 2 months with little to no response – Texans and their irrational belief that any house with an upstairs master is not worth their time…
Please, any useful advice would be greatly appreciated!
Thanks to those who have reponded so far. First, yeah I know it won’t be a big bag of cash with a dollar on it or anything, haha! Also, it’s listed slightly below market value at this time and if we go any lower we will be selling it for less than we bought a year ago. Renting – we’ve got it listed in a couple of places, no interest in that either right now and it makes me nervous to rent when we’ll be out of state.
Thanks for such great answers. I should totally take back what I said about Texas and their beliefs. I know prideful people in TX can be and honestly, I do understand the downstairs master thing, we just prefer to have all beds up and knew it would make for a difficult sell later on. We just didn’t count on having to make it sell after just a year. I’m in Houston, by the way.

I have bad credit which accrued around the time I was 18. What are my options on buying a home?

Can you sell your home to a real estate company such as remax to rent out?

I did not realize that it would go through that quickly and I know that my house would not sell that quickly. A woman at work suggested that I sell my house to a real estate agent so that they could turn around and rent it. Has anyone heard of this , if so can you step me through the process. Any tips on how to market and sell open boxes, freight damage, returns, and floor sample home furniture?

We just opened furniture store that sells returns, freight damage and open box home furniture. We get our products from www.homelegance.com. I am having a real hard time to get people into the store, since we are located in an industrial area with no foot traffic. I put ads in craigslist and local newspapers and it is just not effective. Once we get people in, they usually buy because of our great prices and that they don’t mind that the items are a little damage. I guess the question is does anyone out there have any tips on who might be interested in these items in bulk or where else should I advertise and call. We just have too much of these furniture and our supplier wants us to move these items quickly. Any pointers would be helpful. Also we are trying to develop an online presence at www.stufurhome.com to move these items online. Do you think that will work?

How can we make a quick sale for our home? Should we use a realtor or for sale by owner?

Our home has been on the market for 7 months now. At first we had an agent from Remax for six months and now we signed with an agent from Exit. We have had no luck what so ever. They don’t seem to be avertising very well so we are wondering if we should just go ahead and list for sale by owner and we can do all the advertising ourselves. Not to mention we could lower our asking price a good $10,000-$15,000. We bought our home through for sale by owner so we know a little bit about the process. We are not looking to make a huge profit off of our home with the way the market is, we want to move out of state and are only looking to get a price in which we can pay off our remaining balance on our loan. Any help on selling our home quickly would be greatly appreciated. We did lots of remodelling already and always try to keep it nice and tidy but this house will not sell. Please help…thanks for your time!
In regards to J’s answer…stop being lazy and advertise?…I thought that was what I was paying $15,000 for the realtor to do?

What are the advantages of renting out versus selling my home?

I am in the process of purchasing a new home to live in. My existing home is in a neighborhood where places sell and rent out rather quickly. I have equity in the home equal to about 1/2 of the current value of the home. I am thinking about selling. Some people think I should rent it out. What are the tax advantages of renting it out? I still have a mortgage on it. Can I write off any of the interest on the mortgage? If someone can direct me to a good book or website to help me out, that would be wonderful. Thanks!!

Are companies that say they will pay cash for your house a scam?
