Say you need to sell your house because you’ve already accepted a job in another city. Your house needs some cosmetic repairs, like new carpet, floors, etc. Is it better to put the money into fixing it and hope you’ll recoup a higher price, or sell it as is and set your selling price lower by the amount you would spend on the repairs?

  1. I would set the price lower or say you will give a certain amount for carpeting or flooring allowance.

  2. I would do the cosmetic repairs, since all the advice on ‘staging’ a home to sell says that first impressions are everything in this buyer’s market. So many people want a move-in ready home, so scruffy floors and stained carpet are a big turn-off. In most cases, you should at least recoup the cost, may make more money, and usually the house will sell more quickly if it looks well-cared for.
