Best Way To Sell My House?

I live in a half a double house in a small country town. Because of family problems my husband and I would like to move quickly. We have listed our home in the past with several different agents and have had no luck. Our biggest problem is that we put more money into the house than it’s worth. Regardless…I am willing to take a loss as long as I can sell it for the balance owed and hopefully a few extra thousand for closing cost and what not. My question is…what is the best route to take in order to sell my home as quickly as possible? This situation is driving hubby and myself crazy! Any and all advice and suggestions would be appreciated. Thank you so much!

    Key thing is not to have clutter when showing the house. You can also do the “FOR SALE BY OWNER”. You set your own price and go from there. You should have plenty of experience by now with all the agents you have employeed in the past, to know what’s legal and what isn’t. And put an advertisement in your paper. You might get more buyers that way. Good luck

    There are a number of ways of selling a house.

    1) Interview Realtors. You need to ask them how quickly it will sell at what price. How they arrived at that price and what they will do to advertise the property besides lising on the MLS.

    If they are telling you what you owe is more then what it’s worth, you have to realize that. Also, additional things they should do to help sell your house is a) have open houses; b) list in the news papers; c) send post cards to people in the area or in slightly less prominent areas that are looking to move up; d) there are many more

    2) for sale by owner – much harder to advertise and if you aren’t up for the work or the dedication, it will just hurt you. There are many title companies (look in yellow pages) and many for sale by owners that will help you. In our area is thebigredarrow.com forsalebyowner.com and a few others.

    3) since you are in a double, investors might be interested. Especially if the property will cash flow with the tenant. look in the real estate section of your paper and look for real estate investment groups. They might have buyers or be willing to take your property into their portfolio

    4) follow different pointers that are in the home. warm bread when you are showing it; house is clean; finish all the small jobs you haven’t done yet (paint the house inside and out, clean the carpet, repair the roof, change the hot water tank); remove all clutter and things that personalize your house. (no one wants to see your pictures of the family, they want to envision their own); put half your wardrobe into storrage so your closets appear larger; make sure the landscaping of the house is clean and neat (curb appeal does wonders).

    when you are interviewing realtors (interview at least 3) ask them what pointers they have and what they would change to make the house easier to sell.
